“I met Donovan through a platform online in October 2015 when looking for an architect to work with me on the design of a home I was going to build. I connected with Donovan through the creative process of envisioning this home as we walked through the dilapidated 1910 existing structure of the home, which years later is now where my family and I reside. Throughout the two year process from planning to building the home, Donovan was inordinately accommodating to multiple requests to make changes to the blue prints, or provide entirely new documentation for items requested from the city to get the house done. He set proper expectations and though he couldn't always drop everything on a whim, he communicated an expected date or range and did not throw anything at me when I harassed him for updates. In a word Donovan is committed. During the process of completing construction on the home, my husband and I decided to liquidate some of our other real estate. In July 2017, I asked him if he would help me sell the first house I ever invested in, however, it also required relocating my mother, her husband and my grandmother into a home that they could purchase with a Note/deed. So, we began the tedious process of gathering the information of what my mother's list was for a perfect home for her, which of course included the moon and stars as well. Homes sold as notes are extremely slim pickings in any city, however, Donovan flooded my mother and included me in the search of all sorts of homes that had some or most of the criteria or at least a prioritized version of it for my mother. All the while he is working with them to find them a home to move into that can be called their own, he assisted me in going through my investment home that I needed to sell and make the, again, tedious lists of repairs and updates that would bring the home into the correct decade and be appealing to buyers. Donovan has an impeccable sense of style and attention to detail, in general we share many of the same ideas as I'm a contractor/builder and we both get along amazingly well when discussing any sort of renovation or seemingly detailed project that most people would run away from or be immediately faint of heart. Donovan uses his intelligence to analyze the big picture. Yes, he would express what would be an "ideal" situation and be honest about items that he felt would be problematic even though he knew telling me would be cumbersome or a lot more work than I generally wanted to do. However, the trust we had built in each other's ideas and work ethic made it easy to banter back and forth and develop an effective plan of action for the list of items I needed to get done with my property, and for the list he had to work with on my mother's new home. We ended up getting a contract in 3 days after listing the house, first time home buyers that pulled out of the contract when the inspection came back with very minor items that were actually addressed the following day. I knew there just wasn't anything to do about skittish buyers, so Donovan went back to work to blast more regarding our house and again we got a contract on it that stuck within 9 more days after it went back on the market active. We closed the sale of my property early October 2017, and within 6 hours closed on a perfect-for-my-mother property as well. He negotiated my mother getting several days to move and handled the double closing. Donovan does not believe in "fluff" as a good working policy. He works efficiently through technology (phone, email, etc), and will not waste time going to the feel-good appointments with you or closings. These items are not truly in the scope of a real estate agent. What always stands out to me with Donovan is not where he didn't go with me to (i.e. a closing), but more of how we were able to work together in some cases for very long objectives and he stayed committed. He came back for more of my punishment when that house we started building still wasn't finished when all the above was going on! Yes, we've had discussions we didn't always agree on, we've gotten on each other's nerves throughout the projects and years, but my respect for Donovan's work ethic and sense of commitment has never wavered. There is more though. Once the house we were building was actually 100% completed, or at least enough to get occupancy (didn't have grass yet) in January of this year (yep, 2018), we moved into it. Now, we had a 1916 home next door to us that we needed to sell. Once again, I brought Donovan over to walk-through with me and go over what I had in mind to do. This was not like my investment property, this is a 3100 sq ft home with guest house, well house, historic neighborhood and sitting on almost an acre of land in the heart of Carrollton. We needed this to be a homerun, personally and financially for my family and business. We closed on 04/20 this year, and Donovan is my permanent go-to partner in business and all things real estate!”
